The country and its people

Munich is in Upper Bavaria and is the capital of Bavaria. Bavaria is Germany’s best state. Munich and its surroundings are the economically strongest and safest region in Germany. The attractive suburbs of Munich are the best residential areas of Bavaria, clean and safe.


The building was built by an architect for his own use. He lived there from 1973 to 1990. On the second floor, there were several offices for the architects employed there. Family rooms and children’s rooms occupied the first floor. On the bright lower level, there are a large swimming pool with sauna and fitness room, a billiard room and service rooms.

The architect paid particular attention to the separation of private and office spaces. For instance, there is an additional stairway leading directly from the sleeping area on the first floor to the lower level and swimming pool.

We acquired the property in 1990 and used it exclusively for ourselves, our seven children and alternating housemates such as nanny and au-pair girls.


The house is very large by German standards and has many rooms. Each child had his or her own room, and there was still space for a library, the billiard room, a TV room for the children, and other luxuries.

Since the property has its own access road (via Waldparkstrasse), it can’t be seen from the street and can be well protected.

The large recreation area on the lower level, including an indoor pool which we used a lot with the small children, was very important for us, but was later closed. Now the lower level has a bar, a fitness corner, a sauna, a large room for table tennis (on the floor of the closed swimming pool) and a generous playroom with pinball, billiards and foosball. These rooms are on the lower level and get a lot of light thanks to the slope of the terrain and, in part, room-high window/door fronts.

The house is particularly well suited for a large family with many children or staff. Our children are all grown now and have moved out, which is why we are making a change to smaller premises nearby.

Since a new, discriminating owner will probably want to configure the property according to his own wishes, we deliberately refrained from making any changes. Of course, some relevant investments may be desirable to convert this spacious property into a modern and gorgeous, luxurious building.

The property includes a large garage, with room for two cars and more. On the driveway, there is a parking space for at least one more car. Yard tools and children’s toys can be stored in two sheds.


The lot is disproportionately large for the local conditions, since it is the principal part of a double lot between Waldparkstrasse and Frühlingsstrasse. This was very important for us because it opened up all kinds of possibilities of creating a paradise for the children when they were small and while they were growing up. We had a large sandbox, swing, slide and many more things without substantially reducing the size of the yard. As the children got older, there was enough room for sports such as basketball, badminton and much more.

The house has three terraces facing east, south and west, which we used a lot during the summer. The covered southwest terrace has an outdoor fireplace.

Some of the adjoining lots are also very big providing a large distance from neighboring houses and making it almost impossible to look into the yard.

Riemerling, the attractive residential area within the Munich metropolitan area, lies in the southeastern part of the state capital and approx. 12 km (7.5 mi) from its center. Thanks to its perfect infrastructure and demographics (high proportion of academics), Riemerling is considered a well-kept secret in the Greater Munich area. Waldparkstrasse is the best address in Riemerling.

The property is about 10 minutes by foot from the Ottobrunn S-Bahn (light rail) stop. From there, the S-Bahn takes you to the Marienplatz (city center) in 23 minutes. The community is also well connected to the road network via the A 8 and A 99 autobahns (highways), making it easy to reach getaway destinations, the Bavarian lakes and the mountains.

All schools, kindergartens, stores, sport and leisure facilities (swimming pool, ice skating rink, facilities of various sports clubs), movie theaters, post office, doctors and pharmacies can be found locally.
